Now is the time to do up small houses, as all houses above 400,000 Euro in value will increase in the yearly property tax next year and there will be an extra tax on top of that for homes worth above 5 million Euros. The taxable value is based on local amenities. Falanthi has only a mini market. It is Harakopio with all the shops, but even there you are 1 to 2 Km from the beach.

FALANTHI VILLAGE - HIDDEN UNDISCOVERED GREECE

This is an authentic Greek village surrounded by forests of olive groves and great sea view of Kalamata bay. The village has a mini market and two evening tavernas. Ayios Playa taverna pictured has a good write-up, but is mostly a hidden gem.

A short 2 Km drive away is the small town of Harakopio with many facilities and shops, Sunday market, petrol station and a large supermarket with parking.

Koroni is only 6 Km south of Falanthi village. New Koroni is 3 Km north.

If you keep on the main road and do not turn into Koroni, you are on the wide road which leads to Finikounda, Methoni and Pylos - all with beaches, and the latter two with great Venetian Castles. Finikounda is an excellend advanced wind surfers beach. Beyond

Fin ikounda is undiscovered Finikis Beach with tavernas and beach bar but no village.
